DETROIT EXHIBITION UPDATE:
Thanks to all of the sponsors, volunteers, and neighbors, the 'Inside Lafayette Park' exhibition has been a huge success. Although there are no more events currently planned for the space, the exhibit itself has been extended one week. It will be open the following times:

MARCH 27, 2012 

Well, today is Mies’ 126th birthday. And for those of us who not only attended Mies’ IIT School of Architecture, but now live in one of his architectural creations, this is a big day.  

Especially as we are all in the process of pulling together a design exhibition celebrating the past and present of Detroit’s Lafayette Park. Entitled, “INSIDE LAFAYETTE PARK,” this multi-event design celebration will occur between April 14–22nd and is co-curated by The University of Detroit Mercy School of Architecture (UDMSOA), Lawrence Technological University (LTU), and Wayne State University, and in conjunction with rogueHAA, Preservation Detroit, The Art Deco Society, and the Detroit Creative Corridor Center. 
 
At the core of the event is an exhibition, comprised of varying design content:

“The Settlement Shape” as authored by The school of architecture at the Milan Polytechnic.  This traveling exhibition showcases the culmination of ten years of research and documentation on Detroit’s Lafayette Park.  This exhibition utilizes models, drawings and photographs to trace the history and theories of Ludwig  Mies van der Rohe’s, Ludwig Hilbersheimer’s, and Alfred Caldwell’s visionary design.  Having spent the last year touring some of the major universities in Europe, this exhibition is now making its debut in Detroit.

“Thanks For the View Mr Mies” as authored by Danielle Aubert, Lana Carver, and Natasha Chandani.  This portion of the exhibition includes content, photos, and ephemera resulting from their soon-to-be-published book looking inside the lives of the Lafayette Park residents.  30 Corine Vermeulen photographs are included in this portion of the exhibit. 

“Black Bottom” as authored by rogueHAA and showcases the historical significance of the Black Bottom area prior to the Mies’ urban renewal project. 

We are enhancing the exhibitions with a diverse array of events, including but not limited to the following:  
 
· April 14th 6–9pm: Opening Reception and opening remarks
· April 20th: FLOWER CABIN dance performance video screening
· April 21st 6–9pm: rogueHAA panel discussion – URBAN FUTURES – and closing reception

—Urban Futures will explore the role of large scale urban visions, and consequent realities, in post-industrial cities. The legacy of Modernist urban renewal projects is largely a story of failed aspiration, economic rationalization and displaced populations. Yet despite the controversy surrounding its implementation, Detroit's  Lafayette Park development has achieved many of the goals of Modernist planning and urban renewal, creating arguably one of the most vibrant and diverse neighborhoods in the city. Does this speak to the unique conditions of Detroit? Does Detroit offer similar opportunities for avant- garde planning and large scale urban interventions today? What successes and sacrifices accompany the Modernist social agenda, and are there lessons to be learned as we seek to engage in equitable and sustainable redevelopment here and in other post-industrial cities?

		<description>Question #1: How do I visit Lafayette Park?

Answer #1: The Mies van der Rohe Townhouses are located on private property. Nevertheless, in practice they are relatively easy to visit and view. One way is to park on any of  the public streets around the complex and view the buildings from the public sidewalk. Sidewalks off the public streets are private property, and visitors are asked to be respectful of the grounds and to refrain from entering rear yards. Please do not photograph residents and/or their children without their expressed permission.

Question #2: Are there tours of Lafayette Park?

Answer #2: Occasionally there are tours related to educational, civic, or cultural events, such as the Detroit Design Festival. You are encouraged to follow us on Facebook to learn about future organized tours or other events open to the public.

Question #3: What is the process for purchasing a unit at Lafayette Park?

Answer #3: The Mies van der Rohe Townhouses are organized as four independent Market-Rate Housing Cooperatives, commonly referred to as a co-op. Nevertheless, the basic process is the same. First, identify a unit that is on the market. This can be done by contacting a local realtor who handles Lafayette Park properties. Second, negotiate a purchase with the resident selling the unit. Third, apply to and be approved by the relevant co-op board.

Question #4: How frequently do units become available?

Answer #4: On average, a couple of units per co-op go on the market annually. At any given time, there may be a handful of units available in total among the four co-ops. In late 2012 there were no units on the market. Historically, the vacancy rate has been very low. See the Units for Sale page for links to listing resources.

Question #5: What is a co-op?

Answer #5: A co-op is a form of residential housing, in some ways like a condominium collective and in some ways like a rental. Technically, members of the co-op do not own the unit they inhabit. Rather, they own shares in the co-op and have a right to inhabit their unit. Practically, members of the co-op share in its governance and fortunes. Co-operative living tends to foster stronger bond between neighbors. Question #6: What are the monthly fees and assessments?

Answer #6: Member/shareholders’ pay a monthly maintenance fee as a proportionate share of the cooperative’s operating expenses, reserve funding, and mortgage payments. The fee is set by each co-op. 2012 cooperative fees range from $641 to $800 for Townhouse units, and up to $1000 for Courthouse units.

Assessments are one-time payments required over and above the monthly maintenance fee. They are uncommon and must be approved by the co-op.

Question #7: What services and benefits do members of a co-op enjoy?

Answer #7: The monthly co-op maintenance fee provides the ongoing cash flow necessary to pay the co-op’s master mortgage, property taxes, building and grounds maintenance. While some of the specific benefits varies by co-op, they typically also include window washing, snow removal, furnace inspections and regular filters, water utility service, basic cable service, security patrol, co-op insurance, management company fees, audit fees, and any other co-op out-of-pocket expenses.

Question #8: Are pets allowed?

Answer #8: Common pets are allowed by each co-op.

Question #9: What is the governance structure of the co-ops?

Answer #9: Each co-op is organized by a set of bylaws and governed by a board of directors. Members of the board are elected by the members of the co-op. The boards set policies of the co-op and establish committees to explore issues related to buildings, grounds, security, and budgets. Each co-op employs a management company to handle many of the tasks involved in running a co-op.

Question #10: Is recycling available?

Answer #10: There is currently no curbside municipal recycling in Detroit, however several of the individual co-ops provide recycling programs for their members. Others are encouraged to make use of the many recycling opportunities available at RecycleHere!

Question #11: Is there parking?

Answer #11: Each co-op unit is entitled to one reserved parking space on co-op property in combination with available street parking.

Question #12: Can you send me images or drawings for my magazine/book/blog/school project?

Answer #12: Most contemporary images posted to this website are taken by residents and may not be reproduced for commercial purposes without permission. The drawings of Mies van der Rohe are in the archives of the Museum of Modern Art and while the co-ops have reproductions for their own use in maintaining the property, they are not permitted to reproduce or distribute them. Students are encouraged to cite photographers and this website.

		<description>Lafayette Park is within walking distance to the Eastern Market to the north, RIvard Plaza and the riverfront to the south, the Dequindre Cut to the east, an Greektown, Comerica Park, Ford Field, &#38; Downtown to the west. 

The neighborhood is only a very short drive or bike ride from Detroit's long established Cultural Center and other, newer, venues.
